Waxhaw Real Estate Market Report – January 2026

If you live in Waxhaw, January gave us a strong indication of how 2026 is shaping up.

Buyer activity picked up in a noticeable way. While the number of new listings was nearly identical to last year, the number of homes going under contract increased significantly. That tells us serious buyers are active and making decisions. Closed sales were lower, but closings always lag behind pending contracts, so the real momentum is found in what’s happening right now.

Home values remain steady. The median sales price rose to $663,500, showing modest year-over-year appreciation. Inventory increased slightly to 2.2 months of supply, which gives buyers more choices than they had a year ago, but we are still operating in a relatively tight market.

When we compare this to Charlotte, the contrast is interesting. Charlotte’s market remains stable, with moderate price growth and a small increase in inventory. However, the pace of buyer activity in Waxhaw outperformed Charlotte in January. That suggests Waxhaw continues to attract committed buyers who are confident in this area long term.

Now, looking specifically at Millbridge.

In January, two homes closed at an average sale price of $471,000 and sold at about 97% of their list price. There are currently 11 homes active in the neighborhood, with a median list price around $650,000, and two homes under contract in the mid-$500s range.

The takeaway for Millbridge homeowners is clear: buyers are active, but they are selective. Homes priced appropriately and positioned well are selling. Homes that stretch beyond what the market supports are taking longer.

Overall, this is a balanced and strategic market. Demand is present. Prices are stable. Inventory is rising gradually. Success right now depends on preparation, presentation, and accurate pricing.
