From Disaster to Closing Day: How I Sold a Flooded Home in Waxhaw
Some homes come with challenges — and this one came with a big one.
When we first listed 1528 Ridge Haven in Waxhaw, NC, everything seemed to be going according to plan. The home was beautifully designed, located in a sought-after neighborhood, and had amazing neighbors. Showings were being scheduled, interest was building… and then, just days after hitting the market, everything changed.
A showing agent walked in to discover that the entire first floor was flooded.
What followed was one of the toughest journeys of my real estate career. We faced insurance claims, damage assessments, and the looming possibility of a total renovation. But rather than walk away, we got creative.
After the water damage was properly remediated and the interior taken down to the studs, I worked with a fellow agent to reimagine how to market the home. Instead of hiding the damage, we leaned into it — positioning the property as a blank canvas for the right buyer.
And that buyer came along.
A woman who had a clear vision and a powerful reason to move: she wanted to live closer to her grandchildren in Millbridge.
Because of the trust my sellers had in me and the flexibility and insight we brought to the table, we were able to close the sale and deliver a true win-win.
This sale was a powerful reminder that:
Every challenge has a potential solution
Strategy and creativity are just as important as curb appeal
The right buyer is out there — even when things get messy
